Zoning change request hearing

The city of Round Rock is proposing a change to the zoning rules for the remaining empty commercial lot at the entrance to Forest Creek.  The initial hearing will be Wednesday, April 1, at 7 p.m. at the City Council Chambers on the first floor of the City Hall, 221 East Main St.

The HOA Board has been involved in reaching this proposed zone change and unanimously supports the implementation as described here.  The proposed change is to remove some of the restrictions that were imposed when the commercial land was platted as a single 10 acre lot.  The lot has since been divided into four lots (detention basin, Primrose, Kids-R-Kids, and the empty lot.  The rules imposed do not allow for normal development of the remaining lot, principally driven by a requirement to have direct access to Red Bud.  The proposed zoning change is to allow it to be developed under the original category of “local commercial” currently known as Zone C-2.  However, not everything in C-2 is something we would like to see in our neighborhood, so the proposed change is to allow Zone C-2 with several categories specifically excluded.  In addition to this limited set of uses listed under this restricted zone C-2, it would add a category for a “senior assisted living facility” (not a nursing home.)


The attached is the notice of public hearing and the zoning section being considered.  The red lined uses would be prohibited.  The applicable use descriptions are highlighted.  Senior Assisted Living would be added.
